Sales & Marketing Manager – Living Sector (PBSA & BTR)

About the role

Sonae Sierra is seeking a commercially‑driven Sales & Marketing Manager for its Living Sector, covering purpose‑built student accommodation (PBSA) and build‑to‑rent (BTR) assets. The role combines strategic planning with hands‑on execution of digital campaigns to drive occupancy and revenue across Portugal and Spain.

Key responsibilities

• Design, launch and optimise end‑to‑end sales and marketing campaigns throughout the lease‑up cycle.
• Plan, execute and manage paid media (Google Ads, PPC and paid social) in‑house, controlling budgets, bidding, targeting and creative.
• Create and schedule organic social content and channel calendars to build brand awareness and generate qualified enquiries.
• Own the digital sales funnel – from landing pages and lead capture to nurture and conversion – making the online channel the primary occupancy driver.
• Manage property websites, third‑party listing portals and booking journeys to maximise visibility and conversion rates.
• Run the CRM and sales pipeline, tracking leads through to signed contracts and reporting conversion metrics.
• Measure channel performance, cost‑per‑lead, cost‑per‑acquisition and occupancy impact, delivering data‑led reports to leadership.
• Coordinate multi‑territory, multilingual campaigns, balancing portfolio brand coherence with local market nuances.

Required profile

• Proven online sales and marketing background with hands‑on ownership of digital acquisition.
• Demonstrable, referenceable results in occupancy and revenue growth within PBSA, hospitality or residential sectors.
• Ability to work autonomously, set strategy and execute tactics across all digital channels.
