Cost Manager - PDS Projects

About the role

JLL is hiring a Cost Manager for its Project & Development Services (PDS) business in Madrid. The role covers capex, cost control and financial management across a diverse portfolio of projects, including office fit-out, hospitality and retail, ensuring projects are delivered within approved budgets.

Key responsibilities

• Cost estimation and budgeting: prepare capex estimates, measure quantities and produce Bills of Quantities, carry out market cost benchmarking and value engineering proposals
• Cost control and monitoring: monitor project expenses, identify cost-saving opportunities and implement cost management controls
• Financial analysis and reporting: analyse variances and trends, prepare financial reports and run risk assessments
• Sourcing and tendering: support bid reviews, prepare tender recommendation reports and lead commercial clarifications with bidders
• Vendor and contract management: negotiate contracts, evaluate vendor invoices and spot cost reductions in vendor contracts
• Stakeholder collaboration: work with project managers, finance teams, engineers, architects, clients and contractors
• Continuous improvement: maintain cost planning guidelines and templates, standardise methodologies and build benchmarking data

Required profile

• Bachelor's degree in quantity surveying, building engineering, civil, architecture, MEP engineering or a related discipline
• Minimum 3 years' experience with a consultant or general contractor in a similar role, preferably in a multi-cultural environment
• Proven cost management experience across more than one of office fit-out, hospitality (hotels) and retail
• Excellent knowledge of the construction supply chain
• Advantageous: data centre projects and FIDIC contract frameworks (Red, Yellow or Silver Book)
