Operations & Maintenance Manager

About the role

The Operations & Maintenance Manager will be responsible for the efficient operation, maintenance, safety and sustainability of Sonae Sierra’s real‑estate assets. Reporting to senior leadership, the role ensures high reliability of building systems, optimal performance of critical infrastructure and a superior customer experience across the portfolio.

Key responsibilities

• Develop and implement preventive, predictive and corrective maintenance programmes.
• Monitor maintenance activities, guarantee compliance with service‑level agreements and operational standards.
• Coordinate technical interventions, refurbishment projects and capital‑improvement initiatives.
• Optimise maintenance processes and operational procedures to maximise asset performance.
• Lead, coach and develop multidisciplinary technical teams, setting performance objectives and fostering a culture of safety and operational excellence.
• Plan workforce resources and ensure appropriate staffing levels.
• Prepare and manage annual operating and maintenance budgets, monitor expenditures and identify cost‑optimisation opportunities.
• Evaluate investment proposals and support business cases through cost‑benefit analysis.
• Oversee procurement, contract management and relationships with external service providers, negotiating contracts and monitoring KPIs.
• Drive continuous improvement with vendors and implement energy‑efficiency and sustainability initiatives.

Required profile

• Proven experience leading multidisciplinary technical teams in a facilities or real‑estate environment.
• Strong ability to set performance targets, promote accountability and ensure safety standards.
• Demonstrated competence in budgeting, financial monitoring and cost optimisation.
• Experience managing contractor and supplier relationships, including contract negotiation and performance review.
• Commitment to sustainability, ESG objectives and energy‑management practices.
