Property Manager - Apartment Asset

About the role

Greystar, a global real estate platform focused on institutional-quality rental housing, is hiring a Property Manager for an apartment asset in Malaga. You will run the autonomous business unit with full responsibility for operations, team, daily activities and resources, aiming to meet budgeted financial and operational goals and exceed residents' expectations.

Key responsibilities

• Lead day-to-day operations, including move-in, move-out and tenancy management, and resolve complex or escalated resident issues
• Run monthly and periodic internal audits and inspections, and keep lease, rent and unit data accurate in the PMS
• Manage resident experience, complaints and events, and protect the asset's reputation
• Own the asset's KPIs (occupancy, revenue, service levels, incidents), work with leasing on pricing and renewals, and oversee lease agreements, arrears and security deposits
• Close apartment and retail leases, coordinate with marketing and sales, and manage lease terminations
• Negotiate and onboard vendors, approve maintenance quotes, manage cleaning and make-ready, and handle warranty claims
• Manage the operating budget, work with finance on collections and review the P&L to hit the target NOI
• Ensure compliance with the Spanish Urban Leasing Act (LAU), mandatory technical inspections and health and safety, and liaise with legal on court cases

Required profile

• Good level of general education
• Knowledge of the LAU and the regulatory framework (security deposits, rent updates, arrears)
• Ability to read and control an asset-level P&L and to negotiate lease renewals
• Strong conflict management, written communication and service orientation

Required skills

• Microsoft Office (Word, Excel, Outlook)
• Property management software (training provided)
• Advanced use of a PMS system and basic Excel for occupancy, aging and relet time
• Basic knowledge of building maintenance and mandatory inspections
