Occupancy Specialist – Valencia Gardens

About the role

The Occupancy Specialist works under the Property Manager to lease units and provide customer assistance for the Valencia Gardens community. This position requires strong judgment, excellent communication, and a solid understanding of affordable‑housing regulations.

Key responsibilities

• Review completed rental applications and leases for accuracy, completeness, and compliance with the company’s Resident Selection Policy.
• Process and maintain accurate resident files at move‑in, following regulatory guidelines.
• Maintain positive relationships with residents while adhering to Fair Housing, Equal Employment, and Equal Housing Opportunity requirements.
• Assist residents with interim and annual recertifications, ensuring all paperwork is signed and filed correctly.
• Monitor resident compliance with lease terms, community rules, and regulations.

Required profile

• Familiarity with the management of subsidized housing programs (RAD, Section 8, PBV, TCAC).
• Minimum two years of experience in housing, social services, or a related field.
• Strong organizational skills, attention to detail, and excellent verbal and written communication.
• Ability to relate well to residents, owners, vendors, and co‑workers.
• Preferred: Bilingual in Spanish and/or Chinese; COS recommendation; certifications such as Tax Credit Specialist, Certified Occupancy Specialist, or HUD equivalents.

Required skills

• Knowledge of HUD regulations and Fair Housing compliance.
• Understanding of Resident Selection Policy procedures.
