Property Manager

About the role

A full-time Property Manager position in Barakaldo, Basque Country, within a rental apartment asset. The role runs autonomous business units with overall responsibility for operations, team members, daily activities and resources, aiming to meet budgeted financial and operational goals and exceed residents' expectations.

Key responsibilities

• Lead day-to-day building operations, including move-in, move-out and tenancy management, and resolve complex operational, technical or resident issues
• Oversee monthly and periodic internal audits and inspections, and keep lease, rent and unit status data accurate in the PMS
• Manage resident satisfaction, complaints and resident events, and work with Leasing on pricing, renewals and non-standard terms
• Control occupancy, revenue, service levels and incidents, oversee lease agreements, security deposits and arrears, and coordinate lease renewals, terminations and deposit refunds with Finance
• Negotiate and onboard vendors, approve maintenance quotes, manage cleaning and make-ready work, and act as point of contact for warranties and utility transfers
• Manage the operating budget, review the P&L to control costs and provisions, and work with the Operations Assistant on aging control and collections
• Ensure compliance with the Spanish Urban Leasing Act (LAU) and mandatory technical inspections, and support legal case files

Required profile

• Good level of general education
• Proficiency in Microsoft Office (Word, Excel, Outlook) and property management software; training provided
• Knowledge of the LAU and the regulatory framework (security deposits, extensions, rent updates, arrears)
• Ability to read and control an asset-level P&L and to manage move-in, move-out and make-ready to reduce vacancy days
• Closing leases and negotiating renewals, conflict management, and careful written communication
